During your tenancy

Office Hours

Our office is open from 9.00am to 5.00pm Monday to Friday. If it is necessary for you to visit our office you are required to make an appointment beforehand. This will ensure the right person is available when you come in.

Rental Payments

We use the DEFT System for rental payments. This process will be arranged when you pay your deposit and confirmed at the time of signing the lease documents. Any costs charged by your bank will be payable by you. Should a rental payment be dishonoured any costs incurred will be your responsibility.

Rent Arrears

Should you choose not to make rental payments in accordance with the tenancy agreement then this will have an overall effect on the tenancy as well as future rental references. If you are experiencing financial difficulties contact our office immediately to discuss this with us.

Routine Inspections

We will carry out a Routine Inspection after the first three months and then a minimum of every six months until you vacate the property. We will contact you prior to each inspection to confirm a day and time for the inspection. You are welcome to be present at the inspection but if you are unable to attend the inspection we will use the security keys held at our office.

Changing The Locks During The Tenancy

If you have changed locks at any time during your tenancy, a full set of the new keys must be provided to us for emergency purposes.

Lease Renewals/Rent Increases

We are required to give you a minimum of 60 days’ notice of a rent increase prior to your fixed term lease expiring. If your rent is being increased then you will receive the prescribed notice along with a new Tenancy Agreement via Registered Post at least 60 days prior to the expiry of your current lease. If your rent is not due for an increase then we will send a new Tenancy Agreement out via post.

Breaking A Fixed Term Tenancy

If you believe you may need to break your fixed term tenancy, please contact your Property Manager or our office as soon as possible. We will certainly be able to assist you with this process and securing a new tenant for the property. Please be aware there are charges involved in terminating the tenancy early that must be paid by you prior to advertising the property for rent.

Insurance

It is the tenants’ responsibility to take out a policy that covers their personal contents to be housed at the property.
