This summer is apparently shaping up to be one of the hottest Melbourne has experienced, with high temperatures plus very humid days and nights. As a result, tenants do ask what can be done to help keep them cool over the summer months. It also means that split systems can sometimes fail and that creates even more stress for tenants, especially if the relevant air con company is waiting for a part, or they are working through the list of service inspections or repairs already.
Units do fail and it is understandable that tenants become impatient and sometimes angry, that they are without any cooling whatsoever. It’s very important that split systems are serviced regularly to avoid this happening and according to the air con companies, servicing should occur every two years. This does help to keep the units working properly and possibly prevent a unit from failing during heatwaves.
Those of our properties that have ceiling fans do provide a level of cooling and when used in conjunction with a split system, they can help distribute the cool air. Ceiling fans in bedrooms is an economical way of providing cooling for tenants and certainly add to the ‘rentability’ of a property.
We recommend split systems are serviced every two years and also suggest that ceiling fans are considered when looking to add value to rental properties. If you wish to discuss either of these items, please contact us.
